Home Inspection
A home inspection is a non-invasive, visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.

Home Inspections Are Not Warranties. A warranty is a policy sold to the buyer that warrants that specific items in the home are in sound condition and will remain in sound condition for a specified period of time.

Pre Listing Inspection
A pre listing inspection can help a selling identify possible issues with their home that could cause the lose of a sale. By getting a pre listing inspection, a seller could fix minor maintenance issues that could cause a potential buyer to not go through with the sale.

Radon Testing
Radon is a colorless and odorless gas that is a known carcinogen. The gas comes from the natural decay of uranium that is found in nearly all soils. The gas typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Exposure to elevated levels of radon gas is the second leading cause of lung cancer in the United States. Radon gas is present in all homes at some level. The only way to be sure what the level is in your home is to test for it. Since radon gas levels fluctuate with the season and weather conditions it is recommended that repeat testing be done annually. EPA recommends homes be fixed if the radon level is 4 pCi/L (picocuries per liter) or more. Because there is no known safe level of exposure to radon, EPA also recommends that Americans consider fixing their home for radon levels between 2 pCi/L and 4 pCi/L. The average radon concentration in the indoor air of America’s homes is about 1.3 pCi/L.

Energy Audit
An energy audit, also known as a home energy assessment, is a detailed inspection of a home that helps identify areas of inefficiency and ways to save energy:
Identify energy use
Auditors analyze a home's historical energy use to establish a baseline.
Find sources of loss
Auditors inspect the home's interior and exterior to identify sources of energy loss, such as drafts, inconsistent temperatures, and poor ventilation.
Prioritize improvements
Auditors identify the most cost-effective energy efficiency improvements and estimate the energy and cost savings for each.
Recommend upgrades
Auditors may recommend upgrades to the heating and cooling systems, insulation levels, doors and windows, lighting fixtures, and other structural components.

Mold Assessment
A mold assessment is a process that involves inspecting a building to determine if there is mold and the severity of the issue. A mold assessor will use a variety of methods to identify the source of the mold, including:
Visual inspection: Looking for signs of mold, such as discoloration or a musty smell
Air quality testing: Measuring the quality of the air inside the building
Moisture testing: Checking for areas of moisture damage
Sampling: Taking samples from different areas of the building

The purpose of a mold assessment is to provide information that can be used to create a mold remediation plan. Mold remediation is the process of removing mold and contaminated materials.
Some situations that may warrant a mold assessment include:
Water damage, such as a flooded basement, leaky roof, or broken pipe
Purchasing a new home
A house that has been unoccupied for a long time
After mold remediation, to ensure that all mold has been removed
